Gas Station, C-Store or options

Profitable turn key gas station, C-Store, and café for Sale: I am listing the place because I'd like to do something different. I'M NOT GOING BROKE. My father bought the place in 1967, I worked for him, and I have owned it for 11 years now. This would be a turn key transaction, which includes inventory, shelving, nearly new coolers, freezers, furnace, and also operating material. The only thing that would be extra is fuels. The pumps work well, and are suction so no additional monitoring is needed, and I have a clean bill of health from the MPCA. There are a coupla fixtures that belong to merchandizers as well. There is a 40'X60' Pole Shed that would easily convert to a large shop, and we have ample room for at least 20 tractor trailer rigs for overnight parking, and 12 fueling stations available. This is a small-town area with location on 2 major highways that the state of Minnesota has an annual average traffic flow of 900K vehicles per year.
